			<content:encoded><![CDATA[<p>The Soroptimist International of Rancho Cordova club is accepting applications for both the Woman&#8217;s Opportunity and Violet Richardson awards.</p>

<p>Eligible applicants for the Woman&#8217;s Opportunity Award must be women who provide the primary financial support for their families, are enrolled in or have been accepted to a vocational/skills training program or an undergraduate degree program and can demonstrate financial need. Our club&#8217;s winner will receive $500 cash! Winners from each club will advance to the regional level where there is a chance to win even more! Applications for the Women&#8217;s Opportunity Award must be received by December 15, 2010.</p>
<p>The Violet Richardson Award honors young women ages 14-17, whose volunteer efforts include: helping other disadvantaged girls; fighting drugs, crime and violence; cleaning up the environment; and working to end discrimination and poverty, for example. The club will award the winner $200 cash and $200 will be given to the organization where the winner volunteers, or if she volunteers at more than one organization, the $200 match will be given to the organization of the winner&#8217;s choice. Winners from each club will advance to the region level where there is a chance to win even more! Applications for the Violet Richardson Award must be received by December 1, 2010.</p>

Although it is preferred that applicants reside in the Rancho Cordova or Gold River area, residency in the Rancho Cordova/Gold River area is not required.</p>
<p>Soroptimist is an international organization for business and professional women who work to improve the lives of women and girls, in local communities and throughout the world. The name, Soroptimist, means &#8220;best for women,&#8221; and that&#8217;s what the organization strives to achieve. Soroptimists are women at their best, working to help other women to be their best.<br />

This monthly report will cover key housing statistics such as the   number  of homes on the market, pending sales and list price/actual   sold price.   Other market metrics will include average price per square   foot,  current inventory levels and median home prices.  Each month   this real  estate market report will provide the latest figures for the   Rancho  Cordova/Gold River real estate markets.</p>
<p><strong>Number of Homes Sold vs. Pending:</strong></p>
<p>According to the July 2010 Trendgraphix report from Lyon Real Estate there were 69 active homes for sale in the Rancho Cordova area at the end of June 2010. This represents a downward 4.2% change from the previous month. Pending sales where at 26 for June which is 62.5% higher than the previous month. There were 20 active sold properties in the area which was down from 29 sold properties in the previous month.</p>
<p><strong><img title="More..." src="http://www.ranchocordovapost.com/wp-includes/js/tinymce/plugins/wordpress/img/trans.gif" alt="" />Average Price  per Square Foot:</strong></p>
<p>The average square foot price for active homes in the Rancho Cordova area is $149. This represented a slight 0.9% reduction from the previous month at $150. At this time last year we have seen the average price per square foot decline by 13%.</p>
<p><strong>Average Days on the Market &amp; Sales Price vs. List Price:</strong></p>
<p>In June the average days on the market for active homes equaled 48 days for the Rancho Cordova area. This is down 2% from the previous month which had seen active homes on the market for 49 days. Active homes have been selling on average of 96% of the asking price.</p>
<p><strong>Average Price of Homes for Sale vs. Sold:</strong></p>
<p>The average price of active homes for sale in June equaled $290,000. Homes that actually sold equaled an average sales price of $223,000. These figures are are down 4.6% and 17.7% respectively in comparison.</p>
<p><strong>Inventory:</strong></p>
<p>Still considered a buyer’s market with 3.5 months of active home inventory showing for the end of June. Inventory is up 39% in comparison to the previous month of 2.5 months.</p>
<p><strong>Median Home Price:</strong></p>
<p>The median active home price sold for Rancho Cordova was $193,000. This is down 2% from the previous month which showed an active median home price sold of $197,000.</p>
<p><strong>Distressed Properties at a Glance:</strong></p>
<p>Short Sales &#8211; The average square foot price for Short Sales through the month of June was $117. There was 3.3 months of short sale inventory on the market through the month of June. Short sales are selling on average at 97% of list price.</p>
<p>Bank Owned Properties (REO) &#8211; The average square foot price for bank owned properties (REO) through the month of June was $114. There was 2.2 months of bank owned inventory on the market through the month of June. Bank owned properties are selling on average at 95% of list price.</p>

			<content:encoded><![CDATA[<p>This is your Rancho Cordova/Gold River Real Estate Report for June  2010.  This monthly report will cover key housing statistics such as the  number  of homes on the market, pending sales and list price/actual  sold price.   Other market metrics will include average price per square  foot,  current inventory levels and median home prices.  Each month  this real  estate market report will provide the latest figures for the  Rancho  Cordova/Gold River real estate markets.</p>
<p><strong>Number of Homes Sold vs. Pending:</strong></p>
<p>According to the June 2010 Trendgraphix report from Lyon Real Estate there were 153 homes for sale in the Rancho Cordova area at the end of May 2010. This represents an upward 23.4% change from the previous month. Pending sales where at 64 for May which is 32.6% lower than the previous month. There were 67 sold properties in the area which was up from 52 sold properties in the previous month.</p>
<p><strong><span id="more-10131"></span>Average Price per Square Foot:</strong></p>
<p>The average square foot price for homes in the Rancho Cordova/Gold River area is $133.  This represented a slight 0.6% uptick from the previous month at $132. At this time last year we have seen the average price per square foot rise by 3.3%</p>
<p><strong>Average Days on the Market &amp; Sales Price vs. List Price:</strong></p>
<p>In May the average days on the market equaled 67 days for the Rancho Cordova/Gold River Area. This is up 11.7% from the previous month which had seen homes on the market for 60 days.  Homes have been selling on average of 96% of the asking price.</p>
<p><strong>Average Price of Homes for Sale vs. Sold:</strong></p>
<p>The average price of homes for sale in May equaled $242,000. Homes that actually sold equaled an average sales price of $221,000. These figures are are down 2.4% and 1.3% respectively in comparison.</p>
<p><strong>Inventory:</strong></p>
<p>Still considered a buyer’s market with 2.3 months of inventory showing for the end of May.  Inventory is down 4.2 % in comparison to the previous month of 2.4 months.</p>
<p><strong>Median Home Price:</strong></p>
<p>The median Home price for Rancho Cordova is $187,000. This is down 6.5% from the previous month which showed a median of $200,000</p>
<p><strong>Distressed Properties at a Glance:</strong></p>
<p>Short Sales- The average square foot price for short sales through the month of May was $124. There was 2.8 months of short sale inventory on the market through the month of May.  Short sales are selling on average at 97% of list price.</p>
<p>Bank Owned Properties (REO)- The average square foot price for bank owned properties through the month of May was $116. There was 1.6 months of bank owned inventory on the market through the month of May.  Bank owned properties are selling on average at 93% of list price.</p>

			<content:encoded><![CDATA[<p><span class="drop_cap">G</span>old River residents donated $3,000 on June 2nd to their local school, Gold River Discovery Center, during a pre-opening fundraiser held at the new Rubio&#8217;s Fresh Mexican Grill at 2810 Gold Center Lane in Gold River. In lieu of paying at the register, diners were encouraged to contribute money to the Gold River school, understanding that 100 percent of donations went directly to them. Rubio&#8217;s showed its support by allowing participants to order any menu item free of charge throughout the two-hour event.</p>
<p>&#8220;What a fantastic night the Gold River community had at Rubio&#8217;s pre-opening event,&#8221; said Megan Hansen, Vice Principal at Gold River Discovery Center. &#8220;Everyone had a fantastic time, the food was fabulous, and the staff out did themselves. It is clear that Rubio&#8217;s is a company that wants to be part of the community. The generosity and support they have already shown Gold River Discovery Center is remarkable. We look forward to many more events, and of course great food, from Rubio&#8217;s.&#8221;<span id="more-9995"></span></p>
<p>At 10 a.m. on Thursday, June 3rd, the new restaurant&#8217;s doors permanently opened to Rubio&#8217;s fans in Gold River who crave the Baja-inspired food in the relaxed yet festive atmosphere of coastal Mexico. The menu features Rubio&#8217;s World Famous Fish Tacos(R), Grilled Gourmet Tacos(SM), the Big Burrito EspeciaL(SM) with chargrilled chicken or steak, freshly-made salads and Rubio&#8217;s proprietary HealthMex(R) line of tacos and burritos, which are under 700 calories, less than 30 percent of which come from fat.</p>
<p>&#8220;Rubio&#8217;s fans came out in droves for our Gold River store opening,&#8221; said chairman and co-founder Ralph Rubio. &#8220;Not only were we happy that people enjoyed the great food Rubio&#8217;s offers, but Gold River Discovery Center came away with needed funds that will sustain their excellent school programs and staff. We&#8217;re glad we could support such an important part of the Gold River community.&#8221;</p>
<p>The Gold River Rubio&#8217;s will employ 30 team members from the local community. It is the 10th Rubio&#8217;s in the Sacramento Area in addition to Elk Grove, three Sacramento locations, Folsom, Rancho Cordova and three Roseville locations.<br />
