Scam Artists Request Upfront Fees, Property Title Transfers and Escrowed Mortgage Payments
US Loan Auditors announced today that they are endorsing California Attorney General Jerry Brown’s crack down on “phony loan audits” and “loan modification” scam artists by warning California families that scammers are out to steal their hard earned homes and money.
“It is a shame that people would setup a storefront and call themselves a foreclosure relief agency just to steal from local families,” said Shane Barker, one of the founders of US Loan Auditors. “It is absolutely critical that consumers do their research into the company they are working with and extensively check references before assuming a firm has experts. My husband and I have been clients of theirs for about 2 months now and everything has been going according to plan. That is what is nice about this company; my husband and I, along with our rep, mapped out a plan as to how the process would go. To date, everything has been really well. I definitely feel that they are a legitimate company and I trust them completely. Going into it, I was a little hesitant, as we had a bad experience with our broker but so far, I am more than happy with their service.
Laurie-Why were you so impressed with them? I mean, what made you feel so confident about them? They are about a thousand companies offering to do what US Loan Auditors is doing. How did you determine they were the best fit for you (and not a scam)?

I really liked them because right from the beginning at our meeting, they did not try to BS us or get us to sign anything. They made you feel welcomed and important, like they needed you. Our rep had powerpoint presentation that he took us through, told us a little about the company, how it started, etc and also reviewed our documents right there. He even showed us everything that he was reviewing and tried to educate us on it. He also laid out our options but was never pushy or ‘salesy.’ They even gave us a tour to prove to us that the lawyers and auditors were all in house. By the end of the meeting, it was a no brainer. We knew we had to sign and to be honest, my husband was the first to grab the pen! Prior to going in there he told me that we were not going to sign anything. We were going to go home and discuss and review. Well, obviously he was impressed right then and there b/c he was the first to sign.

I am a little anxious b/c I don’t want to get caught up in a scam, but on the other hand, I don’t have a lot of options right now. I just wanted to let everyone know that I had a really good experience with them but unfortunately, I did not have a case. My issue was that I was laid off and I was having a hard time making payments so I thought that I would give US Loan Auditors a call to see if they could help me. They met with me (completely free) and reviewed all my documents and right there, they told me that they could not assist me. They didn’t say, “Oh well write me a check for X and maybe I can work something out.” They were up front and honest and not sleazy at all. I didn’t feel taken advantage of at all. While I am still in a tight spot, I at least appreciated that they didn’t try to scam me out of my last couple thousand dollars.

How long as US Loan Auditors been in business? I think they are a fairly new company but I am not sure.
I just looked up their BBB information and it says that they have been business for over 1+ years (http://www.bbb.org/northeast-california/business-reviews/loan-auditors/us-loan-auditors-in-rancho-cordova-ca-47016351). It seems like when others were doing loan modifications that they were doing forensic loan audits. Out of all the companies that I have looked up they are most seasoned (most experience…from what I can see).

I am glad to see that this company is addressing Brown’s recent warning to look out for loan audit scammers.
I have had really great treatment and information from US Loan Auditors. I have a terrible loan and had been told by my loan officer that I could always refinance later but I can. I couldn’t even get IndyMac to modify my loan after 8 months of trying to jump thru IndyMac’s paperwork ” hoops”. Since my loan is not sustainable and I want to keep my home, I am waiting for my forensic audit to be finished by US Loan Auditors and an attorney to proceed with getting this straightened out in court. It is going to take a few months, but it’s worth it and I have appreciated an opportunity to get this addressed in court. I’m okay that they outsource to a local attorney since I live in Southern California and their company is in Sacramento.

Sorry about the typo above. I couldn’t refinance. I had gone to several banks around town and no one is refinancing unless you have enough income and you don’t really need to refinance. ? That’s why I am glad that this will go to court at the Federal level so that the illegality of giving a jumbo loan to someone like me who can’t afford it will be addressed. It’s a long story, but I pray that this audit will be helpful to get my loan reduced, overturned, lower interest rate, extend the term, whatever the judge decides, it will be better than what I have.
