Folsom Boulevard Relief Plan Moving Forward
Council Members and business owners met Oct. 19 to address the zoning issues created by the Folsom Boulevard Specific Plan, and a tentative agreement was made.
According to the Folsom Boulevard Relief Plan, areas that are currently zoned for residential use will be labeled “Urban Reserve Zoning Districts,” and more commercial uses will be allowed in those zones. The current residential zones replaced the formerly commercial zoning along Folsom Boulevard, leaving some business and land owners with unsaleable and unleasable property.
The relief plan proposal would also set up two use tables for the new districts, one for existing businesses and another for new construction. Planning Director Paul Junker said the two tables would help current businesses obtain loans or sell their property, but also ensure the Folsom Boulevard Specific Plan will gradually take effect as existing businesses move or close.
Property owners in attendance were thankful for the efforts the city has taken to address the zoning problems, but some had reservations over the relief plan proposal’s effectiveness.
“It’s a little too early to tell now,” Jimmy Kogos, an area propert owner, said. ”There might be a few potential problems.”
The zoning change is scheduled to be addressed at the city’s Planning Commission meeting on November 12, and if the change is approved, the matter will go to the City Council for approval in December.
